This beautiful three bedroom house is perfect for a family, a group of friends, business trip visitors, or a well behaved hen do. The whole house is yours! Built in the 1840’s this early Victorian terraced house on Sillwood Road is located in the heart of Brighton. Beautifully decorated throughout, the house features high ceilings with original cornices, a chequered tiled hallway and a theatrical curved staircase.

DÉCOR & ROOMS
The impressive kitchen and dining area on the basement floor is perfect for entertaining a large group. Guests can relax around the table and watch you cook up a storm in the kitchen! This level also provides a small outside patio area to enjoy a morning coffee and croissant, or relax in the evening with a large glass of wine. Also located on this floor is a laundry room and large bathroom featuring a WC, sink, a separate shower cubicle and a spacious bath tub.
Upstairs you will find a double bedroom (one double or three singles) and a large drawing/piano room with comfortable sofas, TV, and coffee table.
On the top floor there are two bedrooms and the second bathroom (WC, sink and shower cubicle). The bed in the second room is a double and the master can be made up as a king and a singles or three singles depending on your groups preference.
Don’t forget to bring your beach wear! Sillwood Road is about a three minute walk from the beach. Also within a short walk of the house is The Lion and Lobster pub – voted by locals as the best pub in Brighton. They are famous for a fantastic Sunday lunch.
All your eating out requirements are met close by, from fine dining at The Gingerman to falafels to die for at Kambis. Please ask us for more information on arrival as we will be happy to tell you all the local secrets that will make your stay perfect.
If you wish to prepare food during your stay, Waitrose is across the road as well as Taj (an organic fresh produce specialist supermarket)
The house features all mod cons including high speed broadband, TV’s and DVD players. We also have a selection of DVDs for those rainy days.
Sillwood Road will meet all your location requirements. Only a 10 minute walk to the Palace Pier, 15 minutes to the railway station and 10 minutes to the Theatre Royal. The best that Brighton has to offer in independent shops can be found in the Laines which is only 10 minutes away.

AVAILABILITY / SUITABILITY
There is a two night minimum stay at weekends during the peak season due to high demand, however on occasions we do have the odd night available last minute, so please enquire.
You will be met on arrival by a property manager who will show you around and give you keys.

HOUSE RULES
Security/breakage deposit: This is paid as a pre authorisation and is taken prior to arriving at the apartment. The cost is £750 and if taken from a debit card the funds will be taken for between 3-10 days, if taken from a credit card the funds are just held on account for between 3-10 days. No guest can stay without paying. Any questions please ask.
Pets are accepted but only after speaking to YBH for approval and subject to an extra cost prior to booking. If pets have been found to stay without permission the full deposit will be taken.
Check in is from 3-6pm and check out is 11am. If you require an early check in or late check out the cost is £40 per change. We try to accommodate all our guests as much as possible, however, we hope that all guests respect that we are busy and have other bookings too. Please try not to be late.
On arrival you will sign the pre authorisation and the noise policy/breakage document. Your deposit will be at risk if any of the rules are broken. If you are a hen do we also have to be notified upon booking. If we find out after the booking is made we reserve the right to cancel the booking and take the monies paid to date including all commissions.
Please ensure that you have holiday travel insurance for when you book, just in case a situation arises.
We will welcome you with our meet and greet service at the property so please call the Property Manager 15-20 minutes prior to arrival.
